This auction is conducted by Hanson Realty and Auction Company, Inc. on behalf of the owners of the property hereinafter referred to as the (Seller). Submitting a bid constitutes the Bidder’s acceptance of these terms and shall form a binding contract of intent to purchase between the Bidder and the Hanson Realty and Auction Company, Inc.

Terms: Property is selling “as-is, where is” with all faults and is selling subject to easements, leases, restrictions, zoning, covenants, conditions and all other matters revealed by a survey or by inspection of the property or contained in public records.

PAYMENT TERMS: A $10,000 down-payment is due within 24hrs of the close of auction and balance due at closing within 30 days. Down-payment as used in the contract shall mean “A portion of the purchase price paid in advance to guarantee payment of the whole when Deed is presented.” Down-payment must be made by cash, a verified cashier’s check from a U.S. bank or wire transfer. Please note that this is a non-contingent transaction and is not contingent upon inspections, financing, or appraisal.

Broker Participation: Hanson Realty and Auction Company, Inc. will pay a 1% commission to a properly licensed Brokerage whose client purchases and closes on the real estate. To qualify, the Brokerage must register by completing the Hanson Realty and Auction Company, Inc., Auction Buyer – Brokerage Agreement.
